Coleridge Lodge is within the grounds of Coleridge Place in the village of Strete near Dartmouth in South Devon and is situated in one of the loveliest areas of England and a designated area of outstanding natural beauty
The Lodge is positioned above Slapton Sands and the craggy headland that curves around to Start Point lighthouse with sea views over Strete Gate Beach
A walk though the grounds of Coleridge Place will bring you to the shingle beach at Street Gate and the award winning Blackpool Sands is just a couple of miles away.
The historic naval port of Dartmouth is within striking distance with it's wealth of galleries, shops, cafes and restaurants.

Take the A38 Exeter to Plymouth Road
Turn left at Buckfastleigh for Totnes (A384)
At Totnes turn right at the traffic lights for Kingsbridge (A381)
Follow this road for 5 miles until you reach Halwell - turn left at the church and at the end of this lane follow the A3122 towards Dartmouth
Continue on this road for approximately 2 miles passing Woodlands Leisure Park on your right and then Dartmouth Golf and Country Club on your left
After the Golf Club take the next turning to your right down a lane - signposted Strete/Slapton/Torcross
Continue along this lane until you reach Strete Village - you will have the Post Office facing you - turn right towards Kingsbridge
Go through the Village and past all the houses
As the road slopes downhill towards the coast you will eventually go past a house on your left called “Homelands”
Turn in to the next property on your right through some iron gates - Coleridge Lodge is on the right at the beginning of the driveway
You are welcome to arrive any time after 5.00 pm and are requested to leave by 10.00 am on your last day
Please do give us a call a few days before your holiday to discuss any final details and arrange key collection and if you do know what time you are likely to arrive it would be helpful to know this

Booking Terms and Conditions
A deposit of 50% of the rent is due upon booking with the balance due at least 8 weeks before the holiday start date. The full rent is due if the booking is less than 8 weeks before the holiday
No booking will be treated as final until the deposit has been received and the guest has had written confirmation. Once a booking has been made and accepted a legally binding contract exists and guests will be liable for payment of the full amount of rent
Payment in £ sterling can be made by bank transfer or cheque.
Non-payment of the rent in due time will be treated as cancellation of the booking and the property will be regarded as available for re-letting - in this case deposit monies will not be refundable
If a guest needs to cancel the booking they must contact the owner by phone at the earliest opportunity and then confirm by email.
The following refund policy applies:
100% refund for cancellations more than 60 days from check in date
50% refund for cancellations more than 30 days from check in date
If circumstances occur (for example fire or flood) where the property becomes unavailable the owner has the right to cancel the booking - all monies paid by the guest shall be returned in full and the guest shall have no further claim against the owner
Bookings should be made in one name only and that person will be responsible for all charges and fees. The guest making the booking must be over 18 years of age. No subletting will be allowed and guest numbers must not exceed the number agreed
Check-in time: any time from 5.00 pm
Check-out time: any time before 10.00 am
There must be no smoking inside the building and no pets are allowed on the property
The guest must keep the property clean and in good order and will be responsible for any loss, damage or breakage during their stay. The guest is to leave the property and all utensils and equipment in a clean and tidy condition at the end of their holiday
The owner shall not be liable to the guest or any of their party for any loss, damage, or injury to their property or person however caused
The property and grounds must be assessed by the guest as to their suitability for people with disabilities and young children who may require supervision. Access to the grounds of Coleridge Place is at the guest’s own risk and unless by agreement otherwise solely for the purpose of using the beach access walkway
